Remington provides a cost effective, comprehensive grouping of in-house Development and Project Management services. Development and Project Management includes the oversight, coordination, planning, and execution of a ground-up development, renovation or capital expenditure project, as well as the communication of the status to a client or joint venture partner. This in-house skill set allows for the identification of value-added opportunities and the detailed management of costs while maximizing the return on invested capital.
As an owner and operator of hotel assets, Remington's Development and Project Management division has extensive experience in hotel renovation and construction projects. Since inception, Remington has managed over $1.0 billion of development and renovation projects. Remington has a proven track record in completing these projects on or under budget and on time.
While other firms can offer services in a specific area such as project management, purchasing, or design, Remington is able to offer expertise in all these areas and more. Remington's ability to oversee and manage an entire project (from design through completion of the punch list) is more cost effective for an owner than dividing these functions among several vendors. Remington's experience as an operator and developer enables it to readily identify potential cost savings in design, purchasing, and construction that many firms may not consider. Remington does not accept rebates from any vendor. Instead, it passes on any value savings to the client.
Remington has extensive experience working with almost every major brand in renovating, converting, developing, or repositioning hotels. The Company's familiarity with these major brands gives it a competitive edge when working with a franchisor on a project, whether a partial soft goods upgrade, a more extensive brand-required product improvement plan, or a complete new development.

Construction Management
- General contractor selection process
- Contract negotiation
- Oversee all construction-related issues
- Oversee and manage different subcontractors on a job site (if there is no general contractor)
Interior Design
- Develop conceptual design
- Prepare specifications
- Make fabric, flooring, furniture, and wall treatment color and finish selections
- Reselect and document the selections in a specification book to receive final approvals
- Present initial and final selections to the franchisor for approval
Architectural
- Oversight of conceptual designs and sketches
- Review all necessary drawings for the different trades
- Obtain approvals from ownership, government authorities, and franchisor
FF&E Purchasing
- Evaluate specifications and negotiate prices
- Issue purchase orders and place orders
FF&E Expediting
- Oversee the FF&E delivery process to insure timely and accurate delivery of goods
FF&E Warehousing
- Manage the warehousing of goods and availability at the job site
FF&E Freight Management
- Manage and oversee the shipping process of FF&E to make sure a cost effective carrier is used for all goods
FF&E Installation and Supervision
- Oversee the installation of all FF&E and equipment in accordance with specifications
Accounting
- Remington handles all accounting directly and enters it into the hotel general ledger so there is no need to contract with a separate accounting group
